Terms & Conditions
1. Number of Persons
The number of persons occupying the property must not at any stage exceed that stated on the booking form and the maximum is 2 persons (+ infant if applicable). You must notify the owner in advance of any change in guest numbers; also if you invite an additional guest to stay overnight, this must be notified in advance.
2. Period of Letting
Letting is currently from 5.00 p.m. on arrival day through to no later than 10.00 a.m. on the day of departure unless agreed otherwise with the owner. You are requested not to expect an earlier entry time or later vacate time to allow for access by the cleaner and high standards of safe sanitising of the property for incoming guests. The renter is obliged to vacate the premises at the termination of the rental period. Please respect these timings.

A deposit of 25% of the total rental amount is requested at the time of booking, and within 7 days of the booking date, to secure your booking. On receipt of this, your booking will be confirmed by the owner and the balance payment due by the date on the booking form. Your booking is not confirmed until the owner notifies you by email (see comments box in booking statement receipt, once your deposit or full payment is received) or in writing if you do not have email. This then forms a contract between owner and renter. Note that full payment is due if your holiday starts 6 weeks or less from the date you make your booking.
The renter has responsibility for noting the balance due date without relying on a reminder from the owner. Bank transfer details are provided at the bottom of the booking form. Please notify owner once you have made a transfer. Cheques must have cleared before booking can be confirmed.
4. Balance of Rental Payment
The outstanding balance as shown on the booking form is due and payable by you 6 weeks (42 days) minimum before the start date of rental. (Payable by Bank Transfer or Cheque). Non-payment by the due date will render the property as available for re-letting. If you book less than 6 weeks before your arrival date, the full payment amount is due.
5. Cancellation: Flexible terms
Cancellation must be notified to the owner immediately by written/email confirmation of cancellation. The rental cost of your holiday will be fully reimbursed if you cancel up to 2 days before your check-in date. This is because your property rental is protected against cancellation, to remove anxiety and give you peace of mind when booking your holiday at Tay Neuk. If you cancel due to unforeseen circumstances, as long as you notify us as soon as possible and a minimum of 2 days in advance of your holiday start date, you will be fully reimbursed. Please note this does not replace your travel insurance cover.
The holiday property is a strictly no smoking property. If you smoke outdoors, do not leave cigarette butts in the areas surrounding the property. Please do not smoke in the property doorways or garden.
By arrangement only and at the discretion of the owner, one small or medium dog. If you have two small dogs this may be considered. Separate conditions are applied which must be accepted in writing or by email by the renter and adhered to during your stay.
No fires (except the woodburning stove) to be lit on any part of the property. The bedroom fireplace is decorative only and must not be lit, as the chimney has been closed internally. The woodburning stove door must be kept closed as soon as the fire has been lit. No items should be placed on top or near the stove, including clothing and all other flammable materials. You must keep matches, lighters and firelighters away from the stove.
You agree to use candles with the utmost care only in the containers provided and to extinguish them before leaving the property and overnight. You undertake never to leave lit candles unattended. You agree to take all precautions to avoid fire, including keeping the woodburner door closed once lit. PLEASE READ THE FIRE SAFETY NOTICE UPON ARRIVAL AND NOTE EXITS AND LOCATION OF FIRE EXTINGUISHING EQUIPMENT.
It is your responsibility to supervise your child or animal to ensure their safety at all times. Please orientate yourself soon after arrival so that you are aware of potential hazards, eg small pond in the garden and the nearby large river which has very strong undercurrents.
You agree not to play music or have the tv at a high volume between 10pm and 9am in consideration of neighbours. No parties or social gatherings are permitted in the property, nor in the garden belonging to the property.
11. Loss or Damage
11.1 Please notify any breakages to the cleaner and caretaker, so that replacements can be organised. You have responsibility for paying the replacement cost of any items damaged or lost belonging to the property. An inventory is in the House Folder. Please check that you don’t accidentally packhouse items when departing.
11.2 You undertake to keep the property in good condition throughout your stay without damage to structure, décor, furnishings, garden, or equipment. You agree to read through the house notes emailed or displayed in the property, to familiarise yourselves with the property arrangements and equipment instructions, for your own safety and comfort.
11.3 You undertake to leave the property in a reasonably clean and tidy state.
Every effort will be made to ensure that you have an enjoyable and problem-free holiday. If however, you have a cause for complaint or dissatisfaction, you are requested to contact the owner (07779 663860) as soon as possible during your stay, so that efforts can be made to address the problem swiftly and before your departure. (For minor issues or malfunctions of house equipment, contact the Caretaker, details in the house folder) Contact: Please note that a post-stay complaint will under no circumstances be recompensed.
13. Booking Online
When you submit a booking via the website online reservation system you will receive an automatically-generated booking summary by email to the email address you provide on the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed via confirmation sent to you by post or email by the owner in the form of an updated booking statement. This confirmation will usually happen once your deposit or full payment has been received and processed and can be found in the comments box of the booking statement. Terms and conditions then apply.
14. Contract Terms
14.1 The contract effected between the renter and the owner of the property is applied as: “a tenancy the purpose of which is to confer on the tenant the right to occupy the house for a holiday.” This confers on the renter a right to occupy the property for the period agreed for holiday purposes only.
14.2 The renter shall not sub-let the premises or any part thereof.
14.3 It is a condition of the contract that no responsibility is accepted by the owner for any accident or mishap to persons or his/her property whilst on the premises or whilst engaged in any activity therefrom, or from any illness or injury arising from any cause whatsoever.
14.4 We reserve the right to terminate the holiday tenancy without notice or refund if any of the above conditions are breached.
15. Data Protection
In accepting these terms and placing your booking, you agree to allow the property owner to hold your contact details safely in order to communicate regarding past/current/future bookings. Once your booking is completed, if you do not want your details retained for notification of future Tay Neuk offers or bookings, please contact the owner at: firstname.lastname@example.org Your details will never be passed on to any third party.
IN PLACING THE BOOKING YOU ARE UNDERTAKING TO ACCEPT ALL THE ABOVE TERMS AND CONDITIONS AND AGREE TO COMPLY WITH THEM.
